Party Wall Matters
BS Initiative have considerable experience of the mechanisms of the Party Wall Etc. Act 1996. We are able to act on behalf of Building and Adjoining Owners and to provide sound practical knowledge and advice relating to the necessary steps and protocol involved in all party wall matters and, where appropriate, boundary issues.

Commercial
We have a great deal of experience in conducting surveys ranging from large warehouse units to listed hospital buildings on behalf of commercial investors and large institutions.

We seek to advise of the condition and structural adequacy of the premises and detail necessary remedial works, often allowing the purchase price to be down graded where significant disrepair is identified.

Dilapidations
We are specialists in dilapidation matters and are able to act for both Landlords and Tenants in the preparation of, and defence against, Schedules of Dilapidations. We seek to provide sound professional advice, but specialise in practical common sense solutions to enable disputes to be settled without expensive litigation. If matters do progress to court, we have considerable court experience both as jointly appointed or Client based expert witness, and are able to advise the court appropriately in this complex field. Our specialism in this field requires a detailed understanding of dilapidations case law, based principally on the content of any lease covenants for both Interim and Terminal Dilapidation matters.

Project Management
BS Initiative Limited is able to project manage building works from small schemes to multi million pound redevelopments. It is imperative to correctly manage works of this nature to coordinate all parties and facilitate the smooth operation of complex construction works. Sound project management can ensure that works are completed on budget and within the contract period by early diagnosis of critical path issues and potential areas of conflict due to under performance of either the Contractor or a key member of the project team. We are able to offer this service independently of other commissioned professionals or part of an overall package of design and contract administration.
